BOOKING CONDITIONS

RESERVATION

A deposit of 25% of the total cost (the “Deposit”) is to be paid following provisional confirmation of booking, unless the booking is made less than 8 weeks before the start date of the booking, in which case the full balance is due immediately. A reservation is NOT FULLY CONFIRMED until the deposit and any other advance payments are made.

The Deposit should be made in one of the following methods; (i) by bank transfer to the account named on the Booking Form, (ii) by transfer by PayPal., or by credit card through our website

Full balance for the holiday is payable 8 weeks before arrival (the “Due Date”). If you fail to pay any of the balance due we shall, be entitled to retain the Deposit and re-book the house for the dates in question.

CANCELLATIONS

Once the Deposit has been paid you are responsible for the full balance for the holiday and MUST notify us immediately of any cancellation by phoning this direct telephone number 00447748960818 and confirming this in writing by emailing info@pug;iavillafrancesca.com. Every effort will be made to re-book the house and if this is done 75% of the full balance will be refunded. In the event that the house cannot be re-booked you shall remain liable for the full balance.

In the event that we have to cancel the booking for any reason whatsoever you agree to accept a refund of all monies paid to us or the amount proportional to the unexpired period in full satisfaction and will have no further claim against us.

TRAVEL TO THE HOUSE

Travel arrangements to and from the house are NOT included in the cost.

We shall not be held responsible for the consequences of any travel delays caused by industrial action, bad weather or any reason beyond our control.

ARRIVAL/DEPARTURE TIMES

You may not ARRIVE at the house until 1600hrs on the Arrival Date and you must LEAVE by 1000hrs on the Departure Date to allow for the cleaning to be done.

BREAK DOWN OR DAMAGE TO THE PROPERTY

You are reminded that the house is a rural property and like any other private dwelling things can go wrong or break down.  In the event that something does break down, there will be instructions of contact details and we ask that you make contact at your earliest convenience. We will make every effort to rectify or repair the problem within a reasonable period of time.

Should you damage the property, or any of the items contained therein, you will be responsible for the cost of its repair or replacement should it not be possible to repair and this will be deducted from the £500 security deposit. Please notify our agent immediately of any such breakages.

We ask you to read the information pack on arrival at the property to ensure you understand how the various appliances operate and the requirements when using the Masseria-style fireplace and Jotul wood burning stove.

HEALTH & SAFETY

Every effort and care has been made to make the Property and its contents child safe.  You are reminded that the Property is in a rural location on the side of a hill with some steep banks.  It is the responsibility of the parents to ensure that small children are supervised. 

SWIMMING POOL

The opening and closing period of the swimming pool is flexible where possible to work with local weather and the wishes of our guests. The standard pool period is from April 1 to October 31.  Please note that the swimming pool is not supervised. The maximum depth is 1.26 meters and diving is not permitted. Guests use the pool at their own risk and we do not accept responsibility for accidents and injury that may occur. Guests are strongly advised not to use the pool after a meal or after dark. Under no circumstances should glasses, glass bottles or china plates be taken to the pool area.

HEATING & UTILITIES

Whilst ‘normal’ usage of electricity is included in the rental cost of the villa, a fair usage policy applies. All our utilities are metered and we take a meter reading at the beginning and end of your stay and ‘excessive’ usage will be charged for by deduction from the security deposit. To avoid this please do not leave the air conditioning or fans (where applicable) on unnecessarily (or when you leave the property) and ensure that windows are closed to gain maximum benefit.

RATES

Quoted rates include Wi-Fi, weekly cleaning, exclusive use of the pool, aircon (peak season) pool heating in peak season (please check website for dates). luxury linen, house and pool towels, weekly linen change and refreshments on arrival.  Additional charges: aircon outside of peak season (please check website for dates) £150 per week, electric cost for extra pool heating if required as per meter.   The quoted rates do not include daily local tourist taxes which may be levied from time to time by the local commune or other tourist authorities and these will need to be settled directly in cash to the local manager on arrival.

LEAVING THE PROPERTY

The property should be left to a similar standard as that you found it. Should the property be left in an unsatisfactory condition you will be charged for any extra cleaning that is required. You are required to remove all rubbish before leaving the house. Any additional costs incurred in removing any ‘left’ rubbish will be charged accordingly. 

INSURANCE

Insurance against personal accident and loss of personal effects IS NOT INCLUDED in the booking cost and NO responsibility can be accepted for accidents or losses. Vehicles and their accessories or contents shall be deemed to be left on the premises at the owner's risk. We shall not be held responsible for loss or damage from any cause whatsoever. You are strongly advised to insure yourself and your goods by taking out travel insurance before you leave.

LEGAL

The booking contract is made expressly between yourself as the person booking online or signing the booking form and ourselves as Owners/Managers of the house and these conditions shall be the sole terms of the contract. The person booking online or signing the booking form warrants that he or she has the authority of all persona names on the form and the booking to make the booking on their behalf. All information on the website is provided in good faith but the owners cannot be held responsible for any inaccuracies or for any changes in the facilities or services provided.

These terms are governed by the English and UK laws and are subject to the exclusive jurisdiction of the courts of the UK.
